Every fix-and-flip starts with the same question: will this property make sense once the numbers are done? A house can look like a bargain and still lose money if the repair costs, holding time, or resale price are misjudged. Here’s what we look at before we ever make an offer.

Start with the after-repair value

Before estimating repair costs, we figure out what the home will realistically sell for once the work is finished. That means pulling recent sales of comparable homes nearby, not the seller’s asking price or an online estimate. In Columbus and the surrounding areas, values can shift block by block, so local comparables matter more than citywide averages.

Work backward from the numbers

Once we know the after-repair value, we work backward: subtract renovation costs, holding costs (taxes, insurance, utilities, loan interest), selling costs, and a margin for profit. What’s left is the maximum price we can pay for the property. If the seller’s asking price is above that number, the deal doesn’t work no matter how good the house looks.

Know which repairs actually add value

Not all renovations pay for themselves. Kitchens, bathrooms, roofing, and curb appeal tend to move buyers. Cosmetic upgrades in already-decent rooms usually don’t. A property that needs a full roof replacement or foundation work can still be a good flip if that’s reflected honestly in the offer.

Factor in how long the repairs will take

Every extra month a property sits under renovation adds to holding costs and delays the return. Properties needing structural, electrical, or plumbing work take longer and carry more risk than one that mainly needs paint, flooring, and fixtures.
